Mold Testing in Charlotte, NC
Mold testing can tell you what types of mold are present in your home and how indoor levels compare to the air outside. What it should never be is a sales tool. That’s why Emergency Restoration Team (247 ERT) doesn’t perform mold testing ourselves.
Serving Charlotte and the metro area.
What happens when you call
1. Free inspection
We examine the property and take moisture readings.
2. Independent tester

3. Lab results, explained
What was found, how it compares to outdoor levels, and what it means.
4. Written scope
If remediation is needed, you get a written scope based on the inspection and the lab results.
Testing through independent professionals
Instead, we coordinate testing through independent, properly credentialed professionals we work with in the Charlotte area. The company that tests your home is never the company that profits from removing the mold — so your results are unbiased, and any remediation scope rests on findings nobody had a financial reason to inflate.
It starts with a free mold inspection: we examine the property, take moisture readings, and identify the moisture source. Only when testing is genuinely useful do we bring in an independent tester.
What mold testing can — and can’t — tell you
Testing can:
- Identify the types of mold present in samples
- Compare indoor spore levels to outdoor levels, showing whether there’s an active indoor growth source
- Document conditions before or after remediation, which can matter for real estate transactions and some insurance situations
- Provide post-remediation verification that a cleaned area has returned to normal conditions
Testing can’t:
- Find the moisture source by itself — that takes a physical inspection with moisture readings
- Tell you whether mold is growing hidden inside a wall if samples aren’t taken in the right place
- Fix anything — testing describes the problem; remediation solves it
One important note: lab results describe the mold, not your health. If you’re concerned about symptoms, talk to a healthcare professional — testing can tell you what’s growing in your home, not whether it’s affecting you.
Types of mold testing
Air sampling
A pump draws a measured volume of air through a cassette, capturing spores for lab analysis.
Surface sampling
A swab or tape lift from a visible growth area identifies what is growing there.
How many samples?
Which type — and how many samples — depends on the situation. Testing cost is set by the independent tester, and it depends on the type of testing and the number of samples.
When does mold testing make sense?
- You smell mold but can’t find it. Elevated indoor levels with no visible source point to hidden growth
- Documentation is needed. Real estate transactions, landlord-tenant situations, and insurance claims often benefit from lab documentation
- After remediation. Post-remediation verification testing confirms the work area has returned to normal conditions
- You want a second opinion. If another company quoted a large remediation job, independent testing can confirm whether that scope is warranted
And honestly: if mold is plainly visible and the source is obvious, testing may add little. We’ll say so — and save you the cost.

Frequently asked questions
Do you perform mold testing yourselves?
No — deliberately. Emergency Restoration Team does not perform mold testing, to avoid any conflict of interest. Testing is coordinated through independent professionals, and the results are yours.
How much does mold testing cost?
Testing is priced by the independent testing professional, and it depends on the type of testing you need, the number of samples, and the property. We’ll explain what the tester charges before anything is scheduled, so there are no surprises.
If I can already see mold, do I still need testing?
Often, no. When growth is visible and the moisture source is clear, an inspection usually provides enough information to scope the work. Testing is most valuable for hidden growth, documentation, or verifying a space after remediation. We’ll give you an honest recommendation either way.
What do professionals use to remove mold after testing?
Remediation uses containment and negative air pressure to keep spores from spreading, HEPA filtration to capture airborne spores, and removal of affected materials. The moisture source is corrected so the growth does not return. See mold remediation in Charlotte for the full process.
Can a test tell me if my home is safe?
A test can show whether indoor mold levels are in line with normal outdoor levels, the usual benchmark. It cannot by itself say whether a home is safe — that takes the inspection findings, the moisture readings, and the lab results together.
